How to Apply

A step-by-step walkthrough of renting at Daugherty Lofts

Welcome — here’s what to expect when applying for an apartment at Daugherty Lofts.

1. Pre-qualify

Visit our Reserve page and use the 30-second eligibility tool to check whether your household qualifies under LIHTC income limits.

2. Submit a reservation request

If you may qualify, fill out our waiting list form on the Reserve page. We’ll contact you when a unit matching your needs becomes available.

3. Income verification

Once a unit is available for you, we’ll request documentation of all household income, including:

  • Recent paystubs or proof of self-employment income
  • Most recent W-2s and tax returns
  • Social Security, SSI, SSDI, pension, or retirement benefit letters
  • Child support or alimony documentation
  • Asset statements (bank accounts, investments)

Income is verified annually for residents to remain in compliance with federal LIHTC rules.

4. Background screening

We run standard credit, criminal background, and rental history checks. A documented eviction within the past 12 months is generally disqualifying; other items are evaluated case-by-case.

5. Lease signing & move-in

Once approved, we’ll schedule a lease-signing appointment, collect your deposit, and welcome you home.

Frequently asked questions

Can I apply if I have a Housing Choice voucher?

Yes. We accept Housing Choice vouchers. Please mention your voucher when you submit your reservation request.

What documents should I prepare?

  • Government-issued photo ID for every adult household member
  • Social Security cards for every household member
  • Income documentation (see Step 3 above)
  • Last two years’ tax returns

Are utilities included in the rent?

We pay for water; tenants pay for electricity. The building uses energy-efficient heat pumps for climate control, which keeps electric bills modest year-round. Quoted rents already reflect the HUD-set utility allowance for the area.

How long is the waiting list?

Wait time varies by unit size and time of year. We update the list regularly and contact applicants in order as units become available.

What are the LIHTC student rules?

Federal LIHTC rules generally prohibit households where every adult is a full-time student, with limited exceptions (married couples filing jointly, single parents, formerly in foster care, and a few others). Call us if you have questions about how this applies to your household.
